What's included

Every material,
named.

Most builders describe quality. This page publishes it — roughly forty third-party manufacturers across nine categories and three packages, written down before a contract is signed rather than decided on site afterwards.

Structure & Core Construction

The foundation of every ANNAI home

Everything else in this document is, in the end, a finish. This section is the house itself — the part that is sealed behind plaster on the day it is completed and never seen again for as long as the building stands. It is also the part a homeowner is least able to inspect and most often asked to take on trust. So it is published first, and in full.

Bathroom & Plumbing

Fixtures and fittings, by package

Bathrooms are where a specification is felt every single day, and where a per-bathroom budget matters more than a brand name alone. Both are published here: the manufacturer, and the amount allowed against each bathroom in the package.

Kitchen & Dining

Where everyday life comes together

The kitchen carries more daily wear than any other room in the house. The counter surface, the sink material and the faucet are specified with a rupee allowance against each, so the choice made at selection time is the choice already costed into the package.

DiningCounter top wash basin
Kitchen TopGranite, upto ₹200/sq.ft
“The heart of every home — designed for warmth, function, and everyday gathering.”
04

Tiles & Flooring

Every surface, considered

Flooring is specified surface by surface rather than as a single allowance, because a balcony, a staircase and a car park each take a different kind of punishment. Tile sizes and per-square-foot rates are published for every one of them.

Tiles & Flooring — specification by package
Living, Bedrooms, Dining & Kitchen5.5×2.75, upto ₹90/sq.ft

“From the floor beneath your feet to the staircase you climb — finished with care.”
05

Wood & Doors

Teak craftsmanship at every entry

The main door is the first thing a visitor touches and the last thing the family closes at night. All three packages use solid teak for it — what changes between them is the section of the frame, the size of the leaf and the lock that goes into it.

Main Door

06

Railing & Painting

Safety, finish and lasting colour

Railings are a safety element before they are a design one, so the grade of steel is named rather than implied. Paint is specified by system — putty coats, primer and topcoat — because on an exterior wall in this climate the preparation matters at least as much as the finish.

Railing & Painting — specification by package

Electrical

Wired for safety and everyday convenience

Electrical work is the other specification that disappears behind the wall. Wire and switch brands are named, and the number of points allowed in each room is written down — so the question of how many sockets a bedroom gets is settled before the conduit is laid, not argued about after.

False Ceiling

Ceiling systems that complete the room

A false ceiling does two jobs at once: it hides the electrical and air-conditioning runs that would otherwise cross the room in plain sight, and it gives lighting somewhere to sit. It is the one category where the Standard package differs from the other two by omission rather than by grade, and that is stated plainly below.

False Ceiling — specification by package
Section & PerimeterMagnic
Gypsum BoardGyproc

Concealed Wiring

Clean lines with electrical & AC ducting hidden from view

Layered Lighting

Cove and spot lighting designed into the ceiling plane

False ceiling is not included under the Standard package. Premium and Luxe packages include section, perimeter and gypsum board systems as detailed above; final designs are confirmed during the interior design stage.

“A finished ceiling is the quiet detail that makes a house feel complete.”
09

Interior Finishes

Wardrobe, kitchen cabinetry & feature units

Joinery is specified the way a carpenter would specify it — by the ply, the thickness of the shutter, the thickness of the back sheet, the laminate, the edge band and the hinge. These are the components that decide whether a wardrobe still closes cleanly in ten years.

10 / Owner scope

What is not included.

These 16 items are arranged directly by the homeowner and sit outside every package. Publishing them here, rather than raising them at a contract meeting, is the point: a rate is only transparent if the things it excludes are transparent too.

“A clear scope, agreed upfront — so there are no surprises along the way.”
